How to get your Real Estate license in Virginia

 

A step-by-step resource for getting your real estate license in Virginia.

 

Step 1: 60 Hours of Prelicensing Education.


Register and complete a prelicensing class. You can do this in-person or online. Everyone learns differently but online could be the fastest way to go. It's generally about 3 weeks of material. Moseley or Real Estate Express  are great online options. For in-person, my recommendation depends on where you live. If you are on the Peninsula or Middle Peninsula, I would suggest going to the Virginia Peninsula Assocaiton of REALTORS offers classes from Peninsula Real Estate School. If you are on the Southside the Hampton Roads Realtor Association offers classes from Alpha College of Real Estate.
Approximate cost: $200 to $600

 

Step 2: Pass the prelicensing class test

 

Step 3: Register / Apply to take State and National Tests at PSI.
They have several locations including Norfolk, Virginia Beach, and Richmond.
Approximate cost: $60

 

Step 4: Decide where you are going to hang your license!

Step 5: Pass the test at PSI and get fingerprinted.
I have heard that not all testing centers have fingerprinting available. You may want to make sure they have fingerprinting and testing at the same location so you don’t have to visit two different locations.
Approximate cost: $50 (fingerprinting)



Step 6: Apply for your license.
You’ll set up a time with the brokerage you have decided to join to do onboarding paperwork, which will include your license application.
Approximate cost: $170

 

Step 7: Wait, well, not really…
Now, you are waiting for DPOR to review your license for approval. During this time, I would recommend that you prepare what your branding will look like. Getting a headshot. Ordering your business cards. Submitting your applications to the MLS you will join and Realtor Assocaiton so you can get started on their class offerings. Take advantage of any new agent training that your office offers.
